Soledad Valenciano and I are the founding partners of SPIVEY VALENCIANO PLLC. Together, we have cultivated a landowner condemnation firm whose mission is to zealously represent landowners facing serious threats to the value and viability of their real estate assets. Both of us are the product of big firm training and experience, and we have advised and litigated on behalf of a variety of clients with one core focus: exceptional representation of property owners.
We formed SPIVEY VALENCIANO PLLC to allow us the freedom to add greater flexibility, creativity, and empathy to our legal practice.
We spend a large part of each day analyzing market data, conducting property inspections, consulting with appraisers and brokers, and most importantly, working with our clients to promote the best outcome for their real estate holdings. Although both of us know how to negotiate a settlement that protects our clients’ interests, we also know our way around the courthouse and don’t back down in a fight.
To that end, we have created this pledge to our clients:
— Jim Spivey
Our focus has always been on helping landowners in eminent domain cases.
We proudly and exclusively represent landowners – you will never see us on the other side.
We have a reputation for excellence and outstanding results for our landowner clients. Our team has the experience, work ethic and knowledge necessary to effectively represent any landowner in any type of eminent domain case.
Our client base include developers, ranchers, business owners, trustees, family partnerships, and executors, among others, and they have owned the gambit of properties: commercial tracts, national chains, mixed-use developments, improved and unimproved properties, office buildings, restaurants, retail centers, family businesses, century ranches, rural residential tracts, recreational ranches, farms, industrial sites, and oil and gas parcels.
Our representations have included virtually every type of condemnation: road expansions, high voltage electric transmission lines, pipelines, school district takings, public transit condemnations, railroad expansions, water lines, dams and water detention ponds, and more.
We also represent clients in select PUC routing cases, also known as CCN Proceedings.
If you are a property owner who has been notified that your property is targeted for condemnation, the lawyers at SPIVEY VALENCIANO PLLC can help you evaluate your options, at no cost to you. Our experienced attorneys understand eminent domain and can guide you through the process to help ensure that just compensation is paid to you.
